Do you have homes ready now, or do I have to wait for one to be built?
 
Both. Some of what I have is finished and you could close on it. Others are still going up. The ones under construction take longer but you get to pick the finishes — that's the trade.
If you're working against a date, tell me what it is and I'll tell you straight which ones can make it.
 
Can I choose my own finishes?
 
On a house that's still under construction, yes — flooring, cabinets, counters, fixtures. How much is still open depends on how far along it is. The earlier you're in, the more is yours to decide. 
 
I'm relocating and can't get to Clarksville. Can I buy a house I haven't walked through?
 
People do it here all the time. It's normal enough that the whole process is built around it.
 
Ask me for whatever you'd look at if you were standing in the room. 
 
How do I actually see a house from out of state?
 
Photos and video, and I'll walk through it on a call if that's easier.  The listing agent can also arrange a showing with someone local you trust.
 
Do your homes come with a warranty?
 
Yes — a one-year builder warranty on every home I build.
 
Can I use a VA loan?
 
Plenty of my buyers do. The specifics — what you qualify for, what paperwork your lender needs, timing — are between you and your lender, and the listing agent can point you toward lenders who do a lot of VA loans in this market.
 
Can you build on a lot I already own?
 
Yes. That's a good part of what I do — custom and semi-custom homes on your lot.
 
If you haven't bought the lot yet, talk to me first. I can look at it and tell you what it'll actually cost to build on before you're committed. Not every lot is as straightforward as it looks.
 
What's the difference between a spec home, semi-custom, and custom?
 
A spec home is one I've already designed and started — you're buying something already in motion.
 
Semi-custom means starting from a plan that works and changing what matters to you.
 
Custom is from scratch: your lot, your plan, your decisions.
 
How long does a build take?
 
Usually around six months, give or take a few weeks depending on weather and subcontractor availability. 
 
What if my report date moves?
 
Tell me as soon as you know. It's a normal thing to happen and it's better dealt with early than at the end. What we can do about it depends on where the house is and what you've signed. That part runs through the agent.
 
Do you do additions and remodels?
 
Yes, for people who'd rather stay where they are and make it work better.
 
Who do I talk to about a specific house that's for sale?
 
The listing agent. Showings, offers, and anything about terms go through them. Their contact information is on each home's page.
